The Story

I got the call in late June when the homeowner found water stains on his bedroom ceiling after a freak summer rain. He figured it was a small leak he could patch. When I got up on the roof, the shingles were curling, the flashing around the vent pipes was cracked, and the underlayment was brittle. I told him honestly that patching would be a waste of money. This roof was past its life. He appreciated me being straight with him instead of selling a quick fix.

Project Scope

Full roof tear-off and replacement with cool roof shingles and improved attic ventilation.

The Challenge

The project had to happen in July when temperatures were hitting 100-plus degrees. That is tough on a crew working on a hot roof and it also affects shingle adhesion if not managed properly. The existing roof had two layers of shingles, which meant double the tear-off work and debris. We also found rotted decking in three areas once the old material was off.

Our Solution

We started at 5 AM each day to get the most work done before peak heat. I had the crew tear off both layers, replace the rotted decking sections with new plywood, and install synthetic underlayment. We went with cool roof rated architectural shingles in a charcoal gray that reflect more solar heat. I also added ridge vents and soffit vents to create proper attic airflow, which the house never had. The combination of cool roof shingles and improved ventilation dropped the attic temperature by over 20 degrees.
