Insulation Guide: Attic Upgrades That Cut Bills and Boost Comfort

Your attic is likely the single biggest source of energy waste in your home. In Southern California, where cooling costs dominate your bills, proper attic insulation can reduce your HVAC costs by 20 to 40 percent. I see under-insulated attics on almost every energy audit I do.

Why Attic Insulation Matters in SoCal

On a hot summer day, your attic can hit 150 degrees or more. Without adequate insulation, that heat radiates into your living space and your AC works overtime. Even in our mild winters, heat escapes upward through a thin attic layer. Proper insulation is a thermal barrier that keeps conditioned air where it belongs.

Types of Attic Insulation

Blown-in fiberglass or cellulose is what I recommend most for existing homes. It fills gaps and irregular spaces effectively, installs fast over existing insulation, and costs $1.50 to $3.00 per square foot. On our Studio City project, we blew in R-38 cellulose over the entire attic and sealed every penetration.

Batt insulation comes in pre-cut rolls for standard joist spacing. It costs less than blown-in but leaves more gaps if the attic has irregular framing or lots of obstructions.

Spray foam gives the highest R-value per inch and creates an air seal. Great for cathedral ceilings or attic conversions, but costs two to three times more than blown-in.

What R-Value Do You Need?

For LA County, current code is R-38, which translates to roughly 12 to 14 inches of blown-in material. Many older homes have R-19 or less. Upgrading from R-19 to R-38 can cut cooling costs by 15 to 25 percent. If you are also replacing your HVAC system, doing both at the same time gives you the biggest energy savings.

Rebates Available

SoCal Edison and SoCal Gas both offer rebates for insulation upgrades that meet certain criteria. Combined with the energy savings, most attic insulation projects pay for themselves within two to four years. I handle the rebate paperwork for clients as part of the project.
