Case Study: Backyard Transformation with Turf, Pavers, and a Patio Cover

When this Tarzana homeowner called me, her backyard was in rough shape. Patchy dead grass, cracked concrete, zero shade. She told me her family never spent time out there because there was nothing to do and nowhere comfortable to sit. I knew we could change that. Here is how the project came together.
The Challenge
The yard had uneven terrain, poor drainage causing water to pool near the foundation, and an old concrete slab patio that was cracking apart. The homeowner wanted a space for entertaining, a play area for the kids, shade for summer, and low maintenance across the board.
The Design Solution
I designed a plan combining three services. A 400 square foot interlocking paver patio with a herringbone pattern created the main entertaining area. Adjacent to the pavers, 600 square feet of premium artificial turf gave the kids a soft green play zone. Over the paver area, we installed a 20-by-16 insulated aluminum patio cover with integrated LED lighting and two ceiling fans.
Addressing Drainage
Before any surface work, we regraded the yard to direct water away from the foundation and installed a French drain along the property line. I always tell clients that drainage is the foundation that makes everything else work. Skip it and you pay for it later.
The Result
Four weeks from demolition to final walkthrough. The family uses the backyard daily now. The turf stays green year-round with zero watering, the pavers provide a solid surface for furniture and a grill, and the patio cover makes it comfortable even on the hottest days.
Investment and Value
Total project cost was in the mid five figures. A comparable home in the neighborhood with a similar outdoor setup recently sold for significantly more than homes without finished outdoor spaces. More importantly, this family gained living space they actually use every single day.
