After managing these projects across LA, I can tell you that the difference between a bathroom that feels luxurious and one that feels cheap usually comes down to where you put the money, not how much you spend.
Where to Invest
Tile and waterproofing. This is the one area I tell every client not to cut corners on. Proper waterproofing behind tile prevents mold, rot, and costly future repairs. On our Encino bathroom renovation, we used the Schluter waterproofing system behind every inch of tile in the wet area. Quality tile installed correctly lasts decades. Budget tile with poor waterproofing can fail within years.
Fixtures and hardware. Faucets, showerheads, and drawer pulls are what you touch every day. Mid-range to high-quality fixtures from Delta, Moen, or Kohler feel better, last longer, and come with solid warranties. This is a small portion of your budget that makes a big daily impact.
Ventilation. A properly sized exhaust fan prevents moisture damage and mold. It is an inexpensive upgrade that protects your entire investment.
Where to Save
Vanity cabinets. Unless you want a custom floating vanity, stock and semi-custom vanities look great and cost a fraction of fully custom options. The difference is often invisible once installed.
Keep the existing layout. Moving plumbing is one of the biggest cost drivers. If your current layout works, keeping the toilet, shower, and vanity in their current positions saves thousands.
Accent tile strategically. Use premium tile in a feature area like a shower niche or accent wall, and more affordable tile for larger surfaces. This creates visual interest without blowing the budget.
